# How to set up Booking.com’s Non-refundable rate plan?
## A cheaper non-refundable rate, to be created on the Extranet and linked to your Biloki prices
A non-refundable rate offers the guest a lower price in exchange for giving up free cancellation. You create the rate plan in the Booking.com Extranet, deriving it directly from your Standard “standard rate” with a fixed discount: this is what allows your Biloki prices to keep feeding it automatically, since Biloki only sends its prices to a single rate plan.
**Before you start**
You will need all of the following before you begin:
1. Booking.com connected to Biloki, with your properties associated. See the article “Connect Booking.com to Biloki”.
2. Access to your Booking.com Extranet account. This is where the rate plan is created.
**Steps**
1. Log in to your Booking.com Extranet and open your listing.
2. Go to Rates and availability \> Rate plans \> Add a new rate plan.
3. Next to Non-refundable, click on Add a rate plan.
4. Enter the rate plan settings: whether meals are included or not, any additional services, and how far in advance guests must book.
5. Answer the question about the minimum stay for this rate plan. Choose to manage the minimum number of nights from the Booking.com calendar or to set a specific minimum stay for this plan (for example 3 nights).
6. Answer the question about price management by selecting Based on one of my existing rate plans, then choose your Standard rate from the list and enter your discount (for example 10%). At this step, Booking.com specifies that there is nothing to do on the availability side or in the Channel Manager: the plan automatically aligns with the prices of the Standard rate.
7. Check the summary, then activate the rate plan.
8. From the Biloki calendar (Bookings tab), open Rates, availability and rules and set your prices and your minimum number of nights for the desired period: this price automatically feeds both Booking.com rates.
**What guests see**
When booking on Booking.com, guests see both rates side by side: your Standard rate, shown as fully refundable, and the cheaper Non-refundable rate. They choose when booking.
**Checking that it worked**
Open your listing on Booking.com and start a booking. Both options, the refundable rate and the Non-refundable rate, appear, and the prices and minimum number of nights match what you set in Biloki.
**Common problems :**
**The non-refundable rate plan shows old prices in the Extranet**
Check which rate plan your Non-refundable rate is based on. Biloki only sends its prices to a single rate plan on Booking.com: the one linked to your Channel Manager, usually your Standard rate. If the Non-refundable plan is properly derived from that rate, it automatically inherits the prices, minimum stay and availability pushed by Biloki. If it was created independently, or if it is derived from a plan other than the one connected to Biloki, it keeps the prices entered manually in the Extranet and will never update.
**Bookings for the new rate plan never arrive in Biloki**
Look at the label of the plan in the Extranet. If it says that bookings are sent to you by email, Booking.com has not linked it to your connectivity provider: bookings made on it never reach Biloki.
