How to configure your lead times, availability and arrival/departure days on Biloki?

Minimum lead time, availability window, rotation days, authorised arrivals and departures: everything is configured from Biloki for Airbnb. For Booking, settings must be configured directly on Booking.

For Airbnb (from Biloki):

From the “Properties” tab, click on the relevant property, then on “Availability settings”. These settings define who can book, when, and for how long.

Booking lead times:

Minimum lead time before booking

This setting indicates until what time a guest can book a stay that starts on the same day. It is chosen from the dropdown list: “Same day”, then hours from 23:00 to 00:00 going back up.

  • Same day (according to the selected check-in time)
  • Hours, from 23:00 to 00:00: for a same-day arrival, booking is no longer possible once the chosen time has passed.
  • 2 days, 3 days, 7 days: the booking must be made at least this number of days before arrival.

This setting only applies to same-day bookings. Bookings made in advance are not affected.

Availability window - how far into the future your calendar is open for booking, with a maximum of 12 months. Example: if set to 12 months, a guest can book up to a year in advance, no further.

Preparation time - the number of nights automatically blocked before arrival and after departure of a booking, to allow time to prepare the property (cleaning, resetting). You can choose either “1 night before and after each booking” or “2 nights before and after each booking”.

Example: if this is set to 2 days, and a guest books from the 10th to the 12th, the nights of the 8th and 9th (just before arrival) and the nights of the 12th and 13th (just after departure) are blocked to all new bookings. The days blocked before and after also apply to Booking/Direct bookings if connected.

However, if you disable or enable “preparation time” in your “availability settings”, it only applies to new bookings (Airbnb, Booking, Direct...) and not to existing ones. It is therefore not possible to remove this preparation time if Airbnb, Booking or other bookings are already present.

💡 Note: the times entered in Booking settings (Check-in from, Check-in until, Check-out before) are also those displayed to the guest in their Biloki guest guide - modifying them here automatically updates the information they see.

Stay duration:

Maximum stay (nights) - the longest duration a guest can book at once. Example: if this maximum is set to 365 nights, a guest can book up to a full year in a single booking.

Allow booking requests beyond the maximum - if ticked, a guest can still send a request for a stay longer than the set maximum; you remain free to accept or decline it. Example: maximum stay set to 30 nights, but a guest requests 45 nights - the request can be submitted to you instead of being automatically blocked.

💡 There is no “minimum nights” field on this page: the minimum stay duration is set by period, from the calendar, not here globally.

Arrival and departure days:

This section groups three distinct blocks, not to be confused:

1. No check-in on

Tick the days of the week on which a guest cannot check in.

Example: ticking Sunday prevents any guest from arriving on a Sunday, regardless of the period.

2. No check-out on

Tick the days of the week on which a guest cannot check out. This is a separate block from the previous one: you can for example allow all arrivals but prohibit departures on Saturday.

Example: ticking Saturday prevents any guest from departing on a Saturday - useful if your cleaning team does not work that day.

3. Min. nights by arrival day

This block, independent of the previous two, allows you to set a specific minimum number of nights for each arrival day. The default value +1 means that no specific rule is applied for that day: the global minimum nights (set elsewhere) applies instead.

Some concrete cases to help you decide:

  • You don’t want any specific rule - leave +1 on all days. Only the global minimum nights for the property applies, regardless of the arrival day.
  • You want to avoid one-night stays at the weekend (high demand Friday/Saturday) - set 2 or 3 on Friday and Saturday, and leave +1 on other days. A guest arriving on a weekday can still book 1 night if that is your global minimum, but not at the weekend.
  • You want to encourage weekly stays in high season (e.g. summer lettings on Saturday) - set 7 on Saturday (the classic arrival day for seasonal lettings) and leave +1 on other days.
  • You want to limit mid-week rotations (cleaning costs, team availability) - set a higher minimum (e.g. 3) on Tuesday and Wednesday to discourage arrivals on those days, and leave a lower minimum on other days.

💡 Calendar priority vs base settings: a minimum stay duration set on a specific period from the calendar (Bookings tab, on a selected period) overrides the rules set here globally (minimum nights or minimum nights by day), for the entire duration of that period.

Example: you have configured 7 minimum nights on Saturday in Min. nights by arrival day. From the “Bookings” tab, you select a period and apply 2 minimum nights to it. On that period, 2 nights will apply for a guest arriving on a Saturday - the 7 configured globally is ignored as long as this specific setting is active.

⚠️ All these settings are only synchronised with Airbnb. They have no effect on Booking.com or Expedia.

For Booking.com:

On your Booking calendar, for the main rate plan of your property (often named “Extra flexible”), Booking displays a blocking message when you click on the “Minimum booking lead time before arrival” line, showing “Your availability and rates cannot be modified from the extranet”. Here:

Minimum booking lead time before arrival - on Booking, this line is not clickable/modifiable for this rate plan. And this setting is not available in Biloki either.

⚠️ Consequence: for this main rate plan, the minimum booking lead time before arrival displayed on Booking is fixed - modifiable neither from Booking nor from Biloki - at the value set at the time the property was connected to Booking. The minimum stay duration, however, remains fully manageable from Biloki without any issue.

Only rate plans marked “Non XML” (not connected to the channel manager, such as a manually created “Weekly rate”) remain freely modifiable from the Booking Extranet, including for the booking lead time before arrival.
