(Host mode) - Connect your Airbnb properties on Biloki

Do you manage your own properties in host mode on Airbnb? This is the fastest way to add your properties - Biloki automatically imports all the information from your Airbnb listing.

This article is aimed at concierge services / owners who manage their own properties (Host mode). This is the fastest and most reliable way to add a property to Biloki: rather than entering everything manually, Biloki retrieves the information directly from your Airbnb listing.

💡 You can also create a property manually, but this is not the recommended method.

Step 1 - Access property addition

  1. Click on the Properties tab (left menu).
  2. Click on the Add property tab.
  3. Click on I am a host.

Step 2 - Choose the Airbnb import

Two options are available:

  • Import from Airbnb (recommended)
  • Create a property manually

Click on Import from Airbnb.

Make sure your Airbnb account is open so that Biloki can detect your Airbnb listings.

Step 3 - Authorise the Airbnb connection

You are redirected to an authorisation page asking you to connect your Airbnb account to Channex (the technical provider used by Biloki to synchronise calendars).

  1. Scroll to the bottom of the page.
  2. Click Accept.

You are then automatically redirected to Biloki.

Step 4 - Select your listings

Biloki searches for and recognises the published and active listings on your Airbnb account. Select the properties you want to add to the platform.

Step 5 - Import in progress

The import takes approximately 20 to 30 seconds per listing. Once complete, your properties are available on the platform.

What is automatically retrieved:

When you open the card of an imported property, you will already find configured:

  • Price settings
  • Availability settings
  • Booking settings
  • Airbnb reservations in the calendar tab
  • A guest guide, automatically generated from the information retrieved from Airbnb (photos, WiFi, amenities...) which you can further enrich beyond what was on Airbnb

⚠️ Important: for security reasons, the calendar is closed to bookings at the time of connection. You must return to the Bookings tab in Biloki and reactivate the prices you had set on Airbnb, directly in the Biloki calendar.

General verification checklist after the first connection:

Once your first property is connected to Biloki, take a few minutes to check that everything has synchronised correctly between Biloki and the OTAs - some points are to be checked directly in Biloki, others on your platforms, particularly prices, rules, availability and your booking calendar (Airbnb, Booking.com, Expedia).

Information imported at the first connection:

  • Photos are present in the guest guide
  • The property type is correct
  • Amenities have been retrieved
  • House rules are present
  • Price, availability and booking settings

💡 If any of these elements is missing or incorrect, you will need to correct it manually in Biloki or disconnect your property from Airbnb, update it on Airbnb and redo the connection.

Prices and fees to recheck:

  • The base price per night is correct
  • The weekend price is correct (if applicable)
  • Cleaning fees or other fees have been retrieved
  • Discounts are in place (if applicable)

Availability settings:

  • Already booked dates appear as blocked
  • The minimum lead time before booking is correct
  • The availability window is correct
  • The minimum and maximum number of nights is correct
  • Authorised arrival and departure days are respected

Booking settings:

  • Instant/manual booking is correctly configured
  • Check-in and check-out times are correct
  • The cancellation policy is defined
  • Guest rules are correct

In case of anomaly:

  • First check the configuration directly on Airbnb, Booking.com or Expedia
  • If the problem persists, contact Biloki support via the chat

FAQ

1. Biloki does not detect my Airbnb listings, what should I do?

First check that your listings are published and active on Airbnb - Biloki does not import paused or draft listings. Then check that you are logged in to your Airbnb account at the time of import, so that Biloki can detect the platform.

If you are in co-host mode, you need to log in with the owner’s Airbnb account, not your own. Two options:

  • Log in yourself on the owner’s Airbnb account (if they have given you access)
  • Or do it together: ask them to open their Airbnb account on their computer or phone, and complete the connection together from their owner interface, so that it is their Airbnb account that is detected and connected to the platform.

2. I am already connected to another piece of software (Hostaway, Lodgify, SuperHote, Smoobu...), what should I do?

Before connecting Biloki, you must disconnect your previous software from your Airbnb account. Here is how:

  1. Log in to airbnb.com in host mode.
  2. Click on the burger menu in the top right.
  3. Go to Account settings.
  4. In the left menu, click on Privacy.
  5. Scroll to the bottom and check the Connected services section.
  6. Disconnect the service present.

Once disconnected, go back to Biloki and restart the import of your property. Your Airbnb calendar will be available for synchronisation again.

⚠️ Never connect two pieces of software simultaneously on the same Airbnb account - this causes calendar conflicts and can lead to double bookings.
