# Managing a multi-room listing on Booking.com

## Do you manage several apartments under a single Booking listing? Follow this step-by-step guide to connect your Booking multi-room listing to Biloki.

**Before you start**

Gather these elements before you begin:

- Access to the Booking.com extranet, with your login credentials.
- One room type per property, already created on Booking, each with “Number of rooms of this type: 1”. A listing containing only one room type with several units is not detected as multi-room by Biloki - see the troubleshooting section at the bottom of this article if this is your case.
- A cancellation policy chosen on each rate plan, for each room. Booking.com no longer sets one by default: without it, the room cannot be synchronised, even if everything else is correctly configured. In the Booking extranet, go to Rates & Availability, then Rate Plans, then Edit Policy.
- Channex.io as the connectivity provider, on each room. This setting is done room by room, not once for the entire property: check it on each one, under Account, then Connectivity provider. If another piece of software is already connected, disconnect it before adding Channex.
- The property ID (Hotel ID), displayed at the top of the extranet next to your property name, or in the page address. Do not confuse it with an individual room ID, displayed in brackets under each room name: it is the entire property ID that must be given to Biloki.
- As many Biloki properties as there are Booking rooms to connect, one Biloki property per room. You will create them in step 1 if not already done.
- The list of bookings already taken outside Booking (manually, by phone, or before the connection) for the relevant properties. You will need to enter them in Biloki before opening the calendars, to avoid double bookings.

**⚠️ Important rule before starting**

The general rule on Biloki is to connect Airbnb first, then the other platforms. For a multi-room listing, it is the opposite.

The mandatory order is:

1. Disconnect Airbnb on the relevant properties (if already connected)
2. Connect Booking.com and configure the multi-room
3. Reconnect Airbnb

⚠️ If you already have properties connected to Airbnb that are going to use Booking.com multi-room, you must disconnect them from Airbnb before configuring the multi-room - otherwise synchronisation will not work correctly.

---

**Step 1 - Create your properties on Biloki (if not yet created)**

Go to Properties → Add a property → choose your role:

- I am a host - the Airbnb account is in your name. For a multi-room listing, choose Create manually rather than Import from Airbnb - importing directly would mean connecting Airbnb before Booking.com.
- I am a co-host - the Airbnb account belongs to the owner. Create the owner and properties then invite the owner to connect. Let them know to wait for your go-ahead before connecting anything.

Once the properties are created (one room = one property), move on to the next step.

---

**Step 2 - Disconnect Airbnb on the relevant properties**

⚠️ This step is mandatory if Airbnb was already connected on the properties going multi-room. If Airbnb was not yet connected, go directly to step 3.

For each relevant property, go to Properties → property card → Booking platforms → disconnect Airbnb.

💡 Bookings already imported remain saved in Biloki - nothing is lost when disconnecting.

---

**Step 3 - Connect Booking.com and configure the multi-room**

Open one of the relevant properties → Booking platforms → Connect next to Booking.com → enter your Booking.com property ID (the Hotel ID, available in your Booking extranet - see “Before you start” above).

If your listing is detected as multi-room, Biloki offers to associate several properties. A “Booking.com Mapping” window opens: for each Booking.com room type, select the corresponding Biloki property from the dropdown menu.

⚠️ Take the time to correctly match each room type to its correct Biloki property. The occupancy displayed (maximum number of guests) is a useful reference if your rooms have different capacities.

💡 If all your rooms have the same capacity, occupancy alone is not enough to distinguish them. Match them instead by their name or by the number that appears after the name in the Booking extranet (for example “Apartment 3”).

Once all matches are made, click Save mapping.

---

**Step 4 - Reconnect Airbnb**

Once the multi-room is in place, go back to each relevant property → Booking platforms → Connect next to Airbnb.

Biloki displays the list of all your Airbnb properties - reassociate each Airbnb listing to its correct Biloki property.

⚠️ Biloki displays your complete property list when reconnecting, not just those in the multi-room group. Only reassociate the properties that went through the multi-room connection.

---

**Managing multi-room after configuration**

On each property with multi-room enabled, the Booking platforms tab displays a “Manage multi-room” link in blue - this is the indicator that this property is part of a multi-room group. Click it to modify associations if needed.

To disconnect a property from multi-room: open multi-room management and confirm the disconnection.

⚠️ Remember to reopen your calendars in “Bookings” to be able to receive reservations.

⚠️ Before opening your calendars, first enter in Biloki any bookings already taken elsewhere (manually, by phone, or before the connection - see “Before you start”). Otherwise these dates would reopen for sale and could be booked a second time.

---

**Good to know**

- Bookings already saved remain linked to the property even after reconnection - nothing is lost.
- Prices and availability continue to be managed from your Biloki calendar, exactly as for a property without multi-room.

---

**Biloki is not detecting my listing as multi-room?**

When connecting Booking.com, the “Booking.com Mapping” window does not open and Biloki only sees one property, even though your listing groups several.

Cause: the listing contains only one room type with several units.

Example: an owner has 6 apartments. On Booking, they created a single room type “Apartment” with “Number of rooms of this type: 6”. Biloki only sees one room, and the availability sent to Booking does not match reality.

**How to fix it**

1. In the Booking.com extranet, go to Property, then Room details. Create one room type per property, with a distinct name (e.g. “Apartment 1”, “Apartment 2”) and “Number of rooms of this type: 1”.
2. Enter rates and open the calendar for each new room.
3. Reduce the original room type from 6 to 1 unit, at the same time as creating the others, to avoid overbooking.
4. Check that the new room types are active, with a cancellation policy on each of their rate plans (see “Before you start”).
5. Follow the process in this article again: disconnect Airbnb on the relevant properties if it was connected (step 2), then connect Booking.com. The “Booking.com Mapping” window will open: associate each room type to its Biloki property.

⚠️ Never delete the original room type: this would break the link and your bookings.

⚠️ If there are already upcoming bookings on the original room type, Booking may refuse to reduce it to 1 unit. Contact Booking partner support to reassign them to the correct rooms.

💡 Test first on a date without bookings, and check that each property shows its own availability.
