# Open, block and modify your prices across all OTA platforms in a few clicks on Biloki
💡 **Understanding the price logic in Biloki:**
There are 2 price levels in Biloki: a permanent price and a one-off price.
- The **permanent price** refers to your base prices (price per night, weekend, cleaning fees...). At the first Airbnb connection, they are automatically imported from your listing into the property card (Properties \> Price settings). They serve as a starting reference - never modify them on Airbnb again, only on Biloki.
- The **one-off price** is the one you set for a specific period, from the calendar in the “Bookings” tab on Biloki. It overrides the base prices and stay durations in the base settings for the selected period, and it is this price that is sent to your OTAs (Airbnb, Booking.com, Expedia...).

**1. Modifying prices and availability from the booking calendar:**
Click on a date (or select a date range) in the calendar for the desired property. A window opens showing the relevant property and the selected period. You can modify this date range directly from this window, for example to set your prices for 1 or 2 years at once before choosing the desired action (in all cases the calendar is open for a maximum of 12 months, but prices you set beyond that update as soon as the date enters the 12-month window).

**2. Click on rates, availability and rules - here is what appears:**
Modify the conditions for the selected period:
- **Available** - guests can book these dates on your OTAs and website
- **Blocked** - the dates will be unavailable for booking on your OTAs and website
- **Apply a rule to a given period** - a pricing rule allows you to increase or decrease your prices for a given period. To create or modify one, click on “Create a rule” (or open an existing rule).
In the window, you can:
- Give the rule a name: for example “+1%”. This name makes it easy to find later.
- Choose a colour: this is only used to identify the rule in the calendar.
- Modify the price per night: select “Increase it” or “Decrease it”, then enter the percentage. For example, “Increase it” by 1% takes a night from €100 to €101.
⚠️ Warning: a rule can be used by several listings. When you apply or modify a rule, the change spreads to all listings using that rule. Before saving, check which listings are affected.
- **Base price per night** - weekday price (Sunday to Thursday night) and weekend price (Friday and Saturday night)
- **Minimum nights (required)** - you cannot save a price without setting a minimum stay duration.
⚠️ **Important - understanding price priority:**
Prices configured in the calendar “override” the base prices in the property card for the relevant period. These are the prices sent to the OTAs.

⚠️ **Never modify your price, availability and booking settings directly on Airbnb.**
Once your property is connected to Biloki, all modifications must be made from Biloki only, on each property card. If you modify the following settings directly on Airbnb, these changes will not flow back into Biloki - you will then have contradictory information between Airbnb and Biloki.
**The 3 settings never to modify directly on Airbnb:**
- Price settings - rates, fees and discounts
- Availability settings - lead times, stay durations and arrival/departure days
- Booking settings - instant booking, cancellation, times and guest rules
⚠️ These 3 settings are synchronised between Biloki and Airbnb only. For Booking.com and Expedia, Biloki only sends prices and availability from the calendar in “Bookings” - everything else must be modified in each OTA.
**Concrete examples:**
❌ I want to modify my cleaning fees - do not do it on Airbnb. Go to Properties \> Price settings in Biloki and modify the cleaning fees there. Biloki will automatically send the update to Airbnb.
❌ I want to add a last-minute discount - do not do it on Airbnb. Go to Properties \> Price settings \> Manage discounts in Biloki and configure your discount there. It will automatically synchronise to Airbnb.
❌ I want to change my minimum number of nights - do not do it on Airbnb or Booking. Modify it directly from the Biloki calendar by selecting the relevant period → Rates, availability and rules → Minimum nights.
❌ I want to block dates - do not do it on Airbnb or Booking. Select the period in the Biloki calendar → Rates, availability and rules → Blocked.
❌ I want to change my cancellation policy or check-in/check-out times - do not do it on Airbnb. Go to Properties \> Booking settings in Biloki.

**FAQ - Common issues**
**1. Why can’t a guest book even though the calendar is open?**
If a guest cannot book on Airbnb or Booking.com even though the dates appear available, the most common cause is a conflict between the available window and the minimum number of nights.
Concrete example: you have a booking from 1 to 10 July, then another from 12 to 20 July. There are 2 available nights between the two (10 and 11 July). But if your minimum nights rule is set to 6 nights (the small moon with the number 6), no guest will be able to book these 2 nights - the available window is too short to meet the rule.
How to fix it: from the Biloki calendar, select the relevant period → Rates, availability and rules → lower the minimum number of nights for this specific period (e.g. 1 or 2 nights).

**2. How do I open a period of a year or more without having to select the entire range in the calendar?**
There is no need to drag your mouse across the entire desired period (for example a whole year) directly in the calendar. Simply select a small date range in the calendar, even just a few days, to open the action window. Once the “What would you like to do?” window is open, the property name is displayed with, just below, the selected date range. This range can be directly modified: simply click on it and enter the new desired start and end dates (for example from 22 July 2026 to 22 July 2027).

**3. Why don’t my prices update on the calendar after clicking save in “Rates, availability and rules”?**
This issue generally occurs when the selected period contains both weekday nights and weekend nights, but only one of the two prices has been entered.
Concrete example: a selection running from Monday to Sunday necessarily contains at least one weekend night (Friday and/or Saturday). If only the weekday price is entered, without a weekend price, the update does not apply correctly across the entire period.
How to fix it: always remember to enter both prices - weekday price (Sunday to Thursday night) and weekend price (Friday and Saturday night) - whenever the selected period covers more than a few days, even if your original intention was to modify only one type of night.
