Understanding the price breakdown of a booking in Biloki
The total price paid by the guest does not always match what you collect. Here is how to decode the full breakdown of a booking in Biloki.
Where to find the breakdown of a booking in Biloki?
From the Bookings tab, click a booking in the calendar to open the Booking details window. You will find the guest’s information (name, email, phone, dates, number of guests) as well as the full breakdown of prices, fees and taxes.
Understanding the prices displayed
The total price paid by the guest (incl. VAT) breaks down as follows:
- Fees: according to the fees configured on your property (cleaning, linen, extra guests, etc.).
- VAT: applied to certain fees depending on the platform.
- Tourist tax: collected on behalf of the municipality or the State. It is part of the amount paid by the guest, but it does not belong to you.
- Platform commission: charged by Airbnb or Booking.com.
- Payment fees: charged by Booking.com for processing the payment (line shown for Booking bookings).
= Total price paid by the guest (incl. VAT)
⚠️ This total price may differ from what appears on your Biloki calendar. The calendar shows the base price per night, whereas the final amount also includes the fees and taxes configured on your property. If in doubt, check the final price shown to the guest on the platform.
Understanding the net amount and what is paid out to you
The net amount is what you receive, once the commission, payment fees and tourist tax have been deducted:
- Net amount paid out (incl. VAT): the amount paid out by the platform, after commission and payment fees. The tourist tax is still included here, because for Booking.com the platform pays it out together with the rest of the payment.
- Amount to pay to the municipality: the tourist tax, which you must pass on to the local authority. It is not income for you.
- Amount to invoice to the owner: the net amount minus the tourist tax.
For Airbnb, the tax is collected and paid out by Airbnb itself, so it does not appear in the net amount paid out.
Concrete example (Booking.com, 15% commission in this example)
- Total price paid by the guest (incl. VAT): €1,090.48, including €24.48 of tourist tax.
- Commission base (excluding tourist tax): €1,090.48 − €24.48 = €1,066.00.
- Platform commission (15% in this example): €159.90.
- Booking.com payment fees (example): €10.00.
- Net amount paid out (incl. VAT): €1,090.48 − €159.90 − €10.00 = €920.58.
- Amount to pay to the municipality: €24.48.
- Amount to invoice to the owner: €920.58 − €24.48 = €896.10.
⚠️ The 15% rate is an example. The commission displayed always corresponds to the exact amount transmitted by the platform for the booking concerned. Biloki never applies a fixed rate.
FAQ
Why doesn’t the net amount paid out match the price paid by the guest?
Because the platform keeps its commission and its payment fees, and the tourist tax must be passed on to the local authority. The net amount paid out and the amount to invoice to the owner can therefore be different.
The commission rate seems to differ from one booking to another. Is that normal?
Yes. The rate depends on your contract with each platform. Biloki always displays the exact amount transmitted by the platform, without applying a fixed rate.
