Create discounts in Biloki to increase your bookings
Biloki offers two types of discounts: permanent (Airbnb only) and one-off (Airbnb and Booking). Watch out for stacking with native Booking promotions: they can create lower prices than expected.
Two types of discounts
Biloki offers 2 ways to apply a discount to a property:
- A permanent discount, valid continuously for the whole period in which your calendar is open for bookings (Airbnb only).
- A one-off discount, valid only for a specific period that you choose in Biloki, in the Bookings tab (Airbnb and Booking).
⚠️ The price Biloki sends to Booking on the calendar is always transmitted as the “standard rate” on the “Extra flexible” line of your Booking calendar. So if discounts are also configured directly on Booking for this property in your rate plans (Genius, Book early, automatic deal...), they will apply on top of the already reduced price sent by Biloki, creating a discount on a discount. Make sure that no Booking discount is active in parallel on the properties concerned.
Example: base price €100/night. You create a -10% discount on Biloki → Biloki sends €90 to Booking as the standard price. If a -10% Booking discount is also active on this property, it applies to the already reduced €90: the guest finally sees €81, i.e. about -19% instead of the -10% planned.
Applying a permanent discount for Airbnb:
From My properties, click on the relevant property, then go to Pricing settings. At the bottom of the page, click on Manage discounts.
3 types of discount are available:
- Length of stay - a % discount granted from a minimum number of nights
- Last minute - a % discount granted for bookings close to the arrival date
- Early bird - a % discount granted for bookings made long before the stay
‼️ 🚨 For “length of stay” discounts, the percentage must always be higher (or equal) for a longer stay.
Example: 2 nights at 10% and 5 nights at 15% is valid, but 2 nights at 15% and 5 nights at 10% is not: the discount for a longer stay cannot be lower than the one for a shorter stay. The software blocks the configuration if this rule is not respected, and it will not be displayed on Airbnb.
⚠️ These 3 types of discount are specific to Airbnb and are neither sent to nor applicable on Booking.com.
Applying discounts for Booking:
Unlike Airbnb, Biloki does not offer an interface to create permanent discounts (Length of stay, Last minute, Early bird) for Booking.com.
However, you can perfectly well create your own discounts and rate plans directly in your Booking.com extranet: the Promotions tab (Genius, Book early, automatic deal) or the Rate plan tab (weekly rate, non-refundable, etc.). Nothing stops you from using them to boost your Booking bookings.
There is just one important point to understand for this to go smoothly: all these Booking rate plans and promotions are calculated from the price sent by Biloki in the Bookings tab, which arrives on Booking as the “standard rate” (Extra flexible line of your calendar), as explained above.
You manage this base price directly from the Biloki calendar (Bookings tab): select the desired period, open Rates, availability and rules, and adjust the price per night for that period. This price then serves as the reference for all your rate plans and promotions configured on Booking.
Concrete example: your “standard rate” on Booking is €440/night (sent by Biloki). You also set up on Booking a “Weekly rate” rate plan at -10%: a guest who books a full week will automatically pay €396/night. The discount applies correctly, calculated on the Biloki price.
⚠️ The only point to watch: if you apply a discount from Biloki at the same time (e.g. -10% on a period) and an active Booking promotion (e.g. Genius -10%), the two stack: you will get a total discount larger than expected (see the example of -10% + -10% = -19% above). This is not a problem in itself as long as it is intended, but make sure the stacking matches your commercial intention.
Good practices:
- Check your prices from the guest’s side on Airbnb and Booking
After configuring a discount, check on the booking platforms in guest mode that the reduced price displays correctly. This is the only way to be sure the discount is taken into account from start to finish.
- Check your native Booking discounts
Before applying a discount from Biloki, check in your Booking extranet that no discount is active in parallel on the property (Genius, Book early, automatic deal...). As Booking receives the Biloki price as “Standard rate”, any discount left active on the Booking side will be added on top, without being visible from Biloki.
FAQ:
I do not understand why I received a booking with too low a price. What happened?
The most common cause is an unplanned stacking of discounts on Booking.com. The price sent by Biloki serves as the base (“standard rate”, Extra flexible line) for all your Booking rate plans. If a Booking discount (Genius, Book early, automatic deal) was active alongside a discount already applied from Biloki, the two stacked. Check your Booking extranet to adjust the excess discount if it was not intended.
I created a “Length of stay” discount on Biloki but it does not appear on Booking. Why?
This is normal: permanent discounts (Length of stay, Last minute, Early bird) are features specific to Airbnb. They are never transmitted to Booking.com. To apply a discount or rate plan on Booking, configure it directly from your Booking extranet (Promotions or Rate plan tab) - see the “Discounts for Booking” section above.
My weekly rate on Booking does not have the right price. How do I correct it?
Check the price sent by Biloki on the Extra flexible line of your Booking calendar - this is the calculation base for all your other rate plans. If this base price is not the one expected (for example after a recent change from the Biloki Bookings tab), the rate plans based on it (weekly rate, non-refundable...) will be shifted accordingly. Correct the price from Biloki, and the synchronisation to Booking will happen automatically.
