Set up your fees on Biloki for Airbnb and Booking
The fees set up in Biloki are synced only to Airbnb - for Booking.com, they must be entered directly on the Booking extranet.
⚠️ Once your property is connected to Biloki, never change your fees directly on Airbnb again - all changes must be made from Properties > Pricing settings in Biloki. Any change made directly on Airbnb will not come back down to Biloki and will create inconsistencies between your platforms.
On Airbnb (from Biloki):
From the Properties tab, click on the relevant property, then on Pricing settings. Scroll down to the Fees section.
- Cleaning fee - charged once per stay, whatever its length.
- Short-stay cleaning - 1 to 2 nights - a specific cleaning amount for very short stays, often higher because turnover costs proportionally more.
- Pet fee - supplement if the guest comes with a pet.
- Resort fee - fee linked to the equipment/services of the residence (pool, gym, etc.).
- Management fee - fee linked to the administrative management of the stay.
- Linen fee - supplement for providing household linen.
- Miscellaneous fees - any other optional fee not covered by the fields above.
💡 All these fields are optional. Warning: if you enter the value “0” in the fees, Biloki sends this value to Airbnb. If you do not want to charge any fees, leave the field empty.
💡 If you use an external service provider for cleaning or linen (a cleaning company, for example), do not enter the invoice they send you as it is. Airbnb and Booking.com take their commission on these additional fees just as on the price of the stay, around 15.5%: if your provider invoices €35, you only recover about 85% of that amount once the commission is deducted, which means a shortfall on every stay. Increase the fee you enter by the platform’s commission rate so that the amount paid out covers your provider’s invoice.
⚠️ Like the other settings in this category, these settings are only synced with Airbnb. They have no effect on Booking.com or Expedia.
For additional guest fees:
From the Properties tab, click on the relevant property, then on Pricing settings. Scroll down to the Additional guests section.
This setting lets you charge a supplement when the number of guests in a booking exceeds a set threshold.
Two fields need to be filled in:
- Included guests: the number of guests included in the base price of the night. No supplement is applied as long as the booking does not exceed this number.
- Supplement per guest: the amount added to the nightly price for each guest beyond the included number.
💡 Example: with a base price of €100/night, 4 included guests and a supplement of €15 per guest:
- Booking for 4 guests for 3 nights: €100 × 3 = €300
- Booking for 5 guests for 3 nights: (€100 + €15) × 3 = €345
- Booking for 6 guests for 3 nights: (€100 + 2 × €15) × 3 = €390
⚠️ The supplement is calculated per guest and per night, not once per stay. Keep this in mind when setting the amount, especially for long stays.
⚠️ This setting does not change the maximum capacity of the property. If your property accommodates a maximum of 6 people, no booking for more than 6 guests will be possible, whatever supplement is configured.
💡 These two fields correspond to the “Fees for extra guests” setting on Airbnb: “Included guests” is equivalent to “For each extra guest beyond”, and “Supplement per guest” to the amount per night.
On Booking.com:
These fees are not transmitted by Biloki.
They must be configured directly on the Booking.com Extranet:
- Cleaning fees and other additional fees (pet fees, linen fees, etc.) - Extranet > Property > Policies, section Additional charges, click on Edit then on Add another type of charge.
- VAT, tourist tax and other taxes - Extranet > Property > VAT, taxes and charges. These settings cannot be edited directly: you must contact Booking support via the Extranet messaging (topic “Property information” > subtopic “VAT or tourist tax / additional charges”).
💡 The same commission principle applies here: Booking.com takes its share of these additional fees before paying them out to you. Again, increase the amount entered by the commission rate if you are charging for the actual service of an external provider.
⚠️ Biloki neither sends nor receives any information about these fees on the Booking side. Any change must be made directly on Booking.
